Dampness & Condensation
Rising Dampness
Rising dampness can occur within buildings when the existing damp proof course has become defective allowing the migration of moisture and salts from the ground to rise through the capillaries of the brickwork and mortar joints. This process is known as capillary action. Salt laiden moisture then migrates to the plaster surfaces causing saturation and damage.
It is important that all possible causes of moisture ingress are investigated which may be causing or adding to the internal dampness found. These defects often include: high external ground levels, render finishes continuing to the ground allowing "bridging", leaking gutters and downpipes, defective external coatings, drainage defects and plumbing defects.
These defects may be the sole cause of the internal dampness and not due to damp course failure that is often misdiagnosed by remedial companies who often wish to quote for expensive works or those with ulterior motives.
By instructing Darroch Remedial Inspections you will have the peace of mind that all aspects of possible moisture ingress will be investigated to determine what remedial works (if any) are required. We will then issue a full written report along with diagrams, photos (if required), specification and estimated costs for budgeting.
Condensation
Condensation is a common problem found in many different types of building and is responsible for damp conditions and mould growth to walls, ceilings, windows, furniture and fabrics. It can often be misdiagnosed as rising dampness, particularly in its early stages. There are many factors which cause or increase levels of condensation to buildings namely a lack of ventilation, lack of insulation resulting in thermal loss, insufficient heating levels, high occupancy, cooking, use of gas fires and drying of clothes on radiators.
Although good practises can reduce these levels, such as regularly opening windows whilst cooking and after showering etc, it is necessary to ascertain what type of remedy is required to each individual case.
Darroch Remedial Inspections will carry out a full inspection, give onsite advice (where required) and provide a written report detailing all causes of condensation with specific advice on how to control or eliminate the problem.
